Consumer Units

An electrical installation comprises of all the fixed electrical equipment that is supplied through the electric meter. It includes the cables that are usually hidden in the walls and ceilings, accessories (such as sockets, switches and light fittings), and the consumer unit (fusebox) that contains all the fuses, circuit-breakers and preferably residual current devices (RCDs).

It is designed to distribute electricity around the house and protect the circuits and you from electrical surges.

We often come across old and outdated consumer units and always advise the clients to replace it with ones which meet the current regulations and standards. This ensures the safety of yourself and your family.

Electrical Safety Certificates

Every electrical installation deteriorates over time with continual use. You must ensure that you – or anyone entering or using your property – are not put at risk, by ensuring that the electrical installation remains in a safe and serviceable condition.

The main purpose of periodic inspection and testing is to detect so far as is reasonably practicable, and to report on, any factors impairing or likely to impair the safety of an electrical installation.

As part of your landlord’s license, you must ensure that your EICR is valid. Failure to do so can be costly and dangerous!

PAT Testing

As a landlord or estate agent that provides electrical equipment or appliances for your tenants, it is your responsibility as a landlord to maintain them ensuring that they are in a safe condition to use throughout the tenancy. Similarly, electrical equipment and appliances can deteriorate and become damaged over time. Appliances should be regularly inspected and tested.

We provide an efficient and competitively priced PAT testing service so you can focus on what matters. We ensure all items are thoroughly tested and inspected before the seal of approval.

Fault Finding & Repairs

Electrical faults can be a severe safety hazard putting your life, as well as your families well-being in danger. Electrical faults put people at risk of electrocution and electrical fires. Our electricians will ensure that we can locate the fault quickly and efficiently with minimal disruption to your household. We will identify, isolate and either repair or replace the defected components.

Emergency Lighting

As a landlord you have the legal obligation to ensure all emergency routes and exits are adequately illuminated by emergency lighting. This is in accordance to The Regulatory Reform (Fire Safety) Order 2005. Non-compliance with emergency lighting standards and legislation can result in heavy fines or worse for landlords and property agents, not to mention posing a significant risk to tenants.

Smoke & Heat Alarms

Regulations currently require private sector landlords to install one smoke alarm on each storey of the premises, and a carbon monoxide alarm in any room containing a solid fuel burning appliance. Since the regulations do not specify on the type of alarm, we can help advice you on the best type of alarm system based on the type of property.

We also provide a yearly test service along with the certification to ensure the smoke alarms are in working order.

Fire Alarms

Landlords are responsible for the fire safety of their tenants. Fire detection is crucial to alert the occupiers to the presence of a fire and enables them to evacuate to safety. The recommendation on the type of alarm system will depend on the outcome of the fire risk assessment. We offer a fire alarm testing service which covers the testing of:

Grade A (Panel)– Separate detectors, sounders and central control and indicating equipment with back-up power supply

Grade C (Panel) – System of fire detectors and alarm sounders (combined with smoke alarms) connected to a common power supply, comprising the normal mains and standby supply with central control

Grade D1/D2 – Mains powered detectors (tamper-proof standby supply of a batteries)/Mains powered detectors with integral standby supply (user-replaceable battery)

Grade F1/F2 – Battery powered detectors (Tamper-proof batteries)/Battery powered detectors (user-replaceable battery)
